A new industrial development in Epping is enabling the area to move forward in their contribution to environmental stability in the greater Cape Town area. Development in this particular region has been taking place since the 1940’s however with the current drought that CNN are calling “the worst in a century” property developers have to start implementing water and environmental saving strategies. This is largely to avoid the impending “Day Zero” which could see the citizens of Cape Town run completely out of drinking water.

According to industrial and commercial property brokerage API Property Group, the companies’ director Ross Schroder believes that the development is poised to add value, credibility and significance to the environment for the Epping area. Some of its functions include 24 hour security, fully functional sprinkler systems and easy access from all major roadways. 150 Amps of power per unit and backup generators are also included in the event of power outs. There will also be a coffee shop within the business park.

The developer has noted that the environment needs to be taken into serious consideration when it comes to property developments such as this. This is why in addition to the above mentioned facilities the building will utilize a grey water recycling system. The development has been approved as a 4 star green rated expansion and the development includes a water purification plant. Where rain water will be collected and treated. Additionally there will be three water well points on site. Which will provide 180 000 litres of potable water. In addition to this sustainability there will 250 kilowatt, of solar energy available through the industrial parks main power grid.

“With the current situation that the planet is experiencing, where various examples of climate change are leading various cities around the globe into devastation as industrial property developers we have a responsibility to make a difference and this is exactly what we are doing with this new exciting development.” States Ross Schroder of API Property Group (Western Cape). The city of Cape Town could very well be the first city in the world to ever run out of water, developments such as these are categorically overdue.

"Climate change is a reality and we cannot depend on rainwater alone to fill our dams, but must look at alternative sources like desalination and underground aquifers." - Executive Mayor for Cape Town Patricia de Lille.

Besides for the obvious environmentally beneficial factors behind this new development the premises can also be fitted to the requirements and specifications of tenants (terms and conditions pending according to lease agreement and the location is deemed to be ideal for abnormally large vehicles such as trucks. The facility will also have a large parking area for these reasons.

According to Ross Schroder the area is going through a revival with older buildings being redeveloped, “Epping is an ideal distribution hub which is divided by the M7 which links the N1 to the N2” – States Schroder

“This is a first of its kind development for Cape Town and it has state of the art features including a water purification system and solar power which will enable the business park to keep off the grid in the event of power outs or water shortages” – Says Schroder.
