The Centurion Gautrain service and its link to an industrial property spike in Centurion:

Category News&Advice

The sprawling metropolitan areas of the Gauteng Province and the Tshwane Province have and always will be at the forefront of industry and commerce in South Africa. However, transportation has often been limited due to its sheer geographical magnitude and still developing infrastructure.

This transport challenge was dramatically improved with the creation and completion of the Gautrain Train service which opened its first phase in 2010 just in time for the highly anticipated FIFI 2010 World Cup.
Centurion a popular commercial, industrial and residential area received a Gautrain Station in the second phase of the development's completion. How did this particular pivotal new infrastructure create more industrial property interest in the area and what are the positive economic spinoffs of this interest for those looking to invest, buy or rent industrial property in Centurion?

The information below serves to give some insight into this key development and how industrial property has continued to be in high demand in Centurion, this is according to Stephanus Weyers Director and Principal of one of South Africa’s more prevalent industrial and commercial property firms API Property Group.

Useful facts about Centurion Gautrain Station:

*The official opening of the Centurion Station was in 2011 as a part of the second phase of the Gautrain project.

*The station falls within the mandate of the formerly independent municipality of Centurion, however, today is a part of the Tshwane Municipality which falls within the geographical area of greater Pretoria.

*Centurion Gautrain station is a part of a larger project to place Centurion at the forefront of transport and commerce in the Highveld area of South Africa, the biggest of which is the Symbio-City project which aims to build Africa’s highest skyscraper which will tower above a manmade lake which will look over all of Centurion.

*Due to a massive need for parking, Centurion Gautrain Station purchased additional land from Bombela Consortium in Von Willich Avenue in the Northern end of the station to support this need.

*The station is located in line with West Avenue and runs alongside the Northern Bank of the Centurion Lake.

How did the Gautrain change certain industries in Centurion/Gauteng? According to an article published in City Press the Gautrain has sparked an inflation in prices in areas such as Rosebank and Sandton and research has shown that similar trends are likely to happen in Centurion. “Lightstone data have also shown similarities between Centurion and Sandton, which could indicate Centurion has the potential to develop into a bustling business sector” – Justin Brown City Press.

Industrial developments in Centurion (API) and the significance this has to the area:

Industrial and commercial property specialists API Property Group have sited Centurion as a prominent and sought after area for both commerce and industry and have roughly 153 listed industrial properties for rental in Centurion. Director and Principal of this leading group Stephanus Weyers says that this definitely has a lot to do with Centurion’s proximity to the game-changing Gautrain station in the area. “Trends show that Centurion is slowly becoming an industrial hotspot with warehouses, factories and office space popping up all over the vicinity, the Gautrain Station has only intensified this, and residential interest has also grown in the area, with Centurion having other world-class infrastructure, sporting stadiums and shopping facilities it’s no surprise the industrial property market in the area is seeing positive growth hence the sheer volume of industrial properties on the market” - States Weyers.

Other prominent figures within the property industry in Gauteng area are sharing similar sentiments within the sector of commercial property “Despite initial resistance to the project and the Gautrain effectively trading in the red for its first few years, it has certainly been a catalyst for growth in demand for commercial property in the decentralised CBD’s of Sandton and Rosebank, both of which are experiencing rental growth in excess of 10 percent per annum”.
